Short Sale Coordination
For the short
sale process to work most efficiently, it is necessary
that you and I have clearly defined roles. When you
contract my services, you place me in a partnership
with you to assist our client, the homeowner. Therefore,
it is crucial that you understand the system that I
have developed, as well as the investor’s requirements.
These have proven indispensable and make the process
run more smoothly.

We offer short
sale coordination services at three distinct levels.
Regardless of which level of service is right for you,
it is imperative for you to have a clear understanding
of my short sale system. To make that more accessible,
we also offer instructional materials which will teach
you our method for: approaching the homeowner, setting
the stage with them, and gathering the needed documents
for a short sale -plus much more!
The “Short
Sales Made Easy” Graduate:
For the “ Short Sales Made Easy” graduate,
we offer our coordination services. If you feel that
you want to benefit from short sales without having
to do all of the work, this is the program for you.
A retainer fee
is $349.00 is required for the short sale coordination.
It will be refunded at the time of closing, if all stage
1 and 2 documents are received within 30 days
from the time of contract with Short Sale Systems. *
If you have not already purchased the documents needed
for the short sale coordination then the initial short
sale coordination has a retainer fee of $500.00. For
the initial short sale coordination $349.00 of the retainer
fee is refunded at the time of closing when all stage
1 and stage 2 documents are received within 30
days from the time of contract with Short Sale
Systems. The additional $150.00 pays for the documents
received.*
The Short
Sale Investor:
This is the level of service offered for the investor
opting not to be trained in our short sale systems.
If you are an experienced short sale investor (5 or
more), you may not feel the need for additional training.
However, we have training and systems set up that even
the experienced investor can benefit from.
A $500.00 retainer
fee is required for the initial short sale coordination.
Each additional short sale is charged at the basic retainer
fee of $349.00. With the initial commitment you will
receive our required “Short Sale Questions,”
“Financial Information” worksheet, “Mortgage
Information” worksheet, and “Purchase and
Sale Agreement.” For the initial short sale coordination
$349.00 of the retainer fee is refunded at the time
of closing when all stage 1 and stage 2 documents are
received within 30 days from the time
of contract with Short Sale Systems. The additional
$150.00 pays for the documents received.* For each additional
short sale coordination the entire retainer fee of $349.00
is refunded at the time of closing when all stage 1
and stage 2 documents are received within 30
days from the time of contract with Short Sale
Systems.*
Upon the initial commitment, you will receive 1
consultation with Gina regarding suggestions and a strategy

The “Hands-Free”
Short Sale Investor:
This level of service is available for the investor
who wants to find the deal, but would prefer to have
us complete the details of the short sale. We provide
absolute attention to all matters of the short sale
from the initial appointment with the homeowner all
the way to the closing.
Short
Sale Coordination Fee Structure
The retainer fee of *$349.00
is paid at the beginning of the short sale process.
The Coordination Fee is paid at the title company when
you close the deal or when the deal is wholesaled. All
of the closings take place with an attorney or at a
title office.
Consulting Fee
*There is a consulting
fee for each transaction. This fee is based on the total
amount owed on the property currently. This fee is due
payable at the time of closing

Retainer
Fee
The Retainer fee
for hiring our company is *$349.00. This fee covers
all internal costs associated with the initial short
sale coordination.
When the short sale is accepted and the investor purchases
the property there is a credit at closing for the investor
for the full $349.00
If the investor does not provide all required documentation
within the first 30 days the package fee will not be
refunded at the time of closing. If the short sale is
not accepted after the package is sent out to the bank
